Former Chorlton Precinct to be replaced by 262 homes

Feilden Clegg Bradley Studios has submitted plans for six residential blocks on the site of a former shopping centre in south Manchester.

The 262-home Chorlton scheme has been designed for a joint venture between the landowner Greater Manchester Pension Fund and local family-run developer PJ Livesey Group.

It would require the demolition of the former Chorlton Precinct shopping complex, which consists of 22 homes and a nine-storey office block on the site known as Graeme House, the tallest building in the surrounding mostly low-rise area.

How the scheme would look when built

Despite its relative height, FCBS said the existing office building’s mostly obscured position behind adjacent buildings has allowed greater massing to maximise the number of proposed homes.

The replacement scheme would contain just under 20,000 sq m of residential floorspace in buildings ranging in height from four to ten storeys if approved by Manchester city council.

Of the proposed homes, 213 will be for market sale and 49 will be affordable one and two-bed flats, accounting for 18.7% of homes in the scheme.

The project team includes Russell Bolton on costs, CBRE on planning, Civic on civil and structural engineering, Futureserv on MEP and Randall Thorp as landscape designer.
